Housing affordability in Australia deteriorated through the last decade. Australian house prices are now more than seven times typical household incomes, well up on just four times incomes at the start of last decade. Strong house price growth impacts households differently with homeowners enjoying a surge in wealth while potential first home buyers are often locked out in a private rental market where rents are growing strongly.

NATSEM housing research covers a range of topics including housing affordability analysis at a national and regional level and also policy impact analysis.  NATSEM has a wealth of experience in developing housing stress measures and other measures of housing affordability. NATSEM has nearly 20 years experience in using household surveys such as the Australian Bureau of Statistics Survey of Income and Housing, and the HILDA survey developed by the Melbourne Institute.

To develop policy scenarios and project into the future NATSEM uses STINMOD which is our model of the Australian tax and transfer model. For policy modelling at a regional level NATSEM developed HOUSEMOD which combines ABS census and STINMOD data to enable highly detailed regional policy and analysis at a fine level of geographic detail. An example of policy modelling at a regional level is NATSEM modelling of the Commonwealth Rent Assistance program where a national policy interacts with regions with very different housing markets and rents.
